    Buying a home can be a challenge in any market, but the market in the  Greenville area is moving quickly enough that many buyers are finding it a challenge to secure their dream home. This challenge unfortunately can create frustration and irritation to the point of giving up on the home search altogether.  So, what is the formula for success? It is actually very simple, but not knowing what to do can make it seem impossible to compete in this current market.

   First of all, it is important to find a good Realtor to work alongside you as you begin your home search. Realtors like many other professionals provide expertise in niche markets so find one who fits your needs. Many agents will tell you they will take care of you, and help you, but do your research. Check Zillow, Trulia, Realtor.com, and even Yelp for past client reviews to see just what kind of experiences others have had while working with the agent. Also, many of these sites will provide records of an agent's past sales records so you can make sure that you are aligned with a rockstar agent that will take care of you throughout the duration of the transaction.

  The second item that will help to prepare you for this turbulent market we find ourselves in is a mortgage pre-approval letter from a trusted local lender. The importance of a local lender can be the difference between securing your dream home and losing it so don't brush this one off, it's a big deal.   Lastly, know the must haves of your home search and the items that you can be more flexible on, and decide these up front before you begin the actual search. I always tell my clients, " There are some things you can change, there are others you can't. You can't change location, neighbors, certain structural features, etc. You can change countertops, light fixtures, paint colors, etc." If there are polished brass (gold) fixtures throughout the home, shag carpet, and some lovely 1968 era floral print wallpaper, these can all be updated and changed to your liking. Don't lose your dream home over something that can be changed with little or no effort.
